Gray Cartee represented the seller, Jep Dove represented the buyer and Alan Richardson represented the leasing tenant. Located at 3701 Hartsfield Road, this collaboration transaction turned from a sale to an investment opportunity when a leasing tenant was confirmed for a 5-year term.
“This was an interesting transaction – with an industrial market at its lowest vacancy in the past 10 years, I had to get creative in finding a suitable space,” Alan Richardson said. “I searched the sale listings and found that Gray had the perfect building – but it wasn’t for lease. After working out lease terms with my client, which were acceptable to an investment buyer Jep represented, we were able to work out an ideal transaction for all three parties – the seller, the tenant and the investor. This is typical example of the collaboration we can create in our office, working with advisors who can be creative.”
